Buying London Properties and the Law

If you are in the process of buying, or looking for a home in London, you are looking at some of the most sought after real estate in the world. Not only is London the home of royalty and many celebrities, this beautiful city is also the residence of plenty of diplomats, important CEOs, and other professionals such as world-class specialists in the medical and legal professions.

Once you have agreed on the price with your seller, the law in the UK lets you do your own conveyancing if you wish. This is the process of gathering together many documents and deeds. The problem with doing conveyance yourself is you may not know what is planned in the local area of your property.

A conveyance expert will make sure that nothing is likely to happen in the near future that may affect the value of the house, i.e. that a motorway will be built alongside the property. Other future events that could affect the value of your home would be if the local town hall was planning a community project near to your house. For example, if a shelter for homeless people was to open next door, the value of your property could decrease. In the same way if the school was being planned in the area this could increase the value of the property, although it may not suit you as a buyer if you prefer peace and quiet.

London lawyers advise buyers on hiring an expert to perform conveyance, but of course at the end of the day the choice is up to you.
